Project Vision

The Modern Beach Villa, brought to life in Urla—the pearl of Izmir—brings the unique nature and blue waters of the Aegean right into your living spaces. A perfect synthesis of traditional stonework and modern minimalism, this project was designed not just as a house, but to offer a peaceful, secure, and prestigious lifestyle.

Expansive glass facades, positioned to fully command the sea view, dissolve the boundaries between the interior and exterior, inviting natural light in throughout the day.

Architectural and Interior Details

Aesthetics and functionality are prioritized in our villa, where every detail has been meticulously planned.

• Open Concept Living Area: A spacious living room with ceiling heights reaching 4 meters and an island kitchen design.
• Smart Home Infrastructure: Control over lighting, climate, and security systems from a single panel or mobile device.
• Infinity Pool: A private pool equipped with a heating system and saltwater generator, visually merging with the Aegean Sea.
• Custom Landscaping: An ecological garden design enriched with endemic plant species of the region, utilizing low-water consumption techniques.

Engineering and Earthquake Safety

Safety, the most uncompromising principle of Balkaç Yapı, is at the highest level in this project as well.

The highest quality materials were used from the foundation to the roof. A mat foundation system (raft foundation) was implemented, and the structure was built using C35 high-strength concrete and ribbed steel reinforcement, strictly adhering to the region’s soil surveys. Through engineering calculations that exceed current earthquake regulation standards, an unshakable fortress has been created for your family.

Sustainability

Sustainability features incorporated into the project to create an eco-friendly living space:

• Concealed Solar Power (PV) panels positioned on the roof with the capacity to generate its own electricity.
• Underground rainwater harvesting tanks to be used for garden irrigation.
• A+ rated aluminum framing and thermal glass providing maximum thermal and acoustic insulation.
